The commercial property sector in Dubai has achieved a blockbuster debut with the unveiling of ‘SHAHRUKHZ by Danube.’ A 55-story luxury office building named in collaboration with Shah Rukh Khan. A move that has been done for the first time anywhere in the world. Thousands of influential personalities attended the inauguration ceremony.
The renowned real estate developer in Dubai, the Danube Group, has launched this real estate project. It broke all records by selling 488 office space units in a single day, translating to over Rs 5,000 crore (Dh2.1 billion).
SHAHRUKHZ is strategically located at the most prized business routes in the Emirates, Sheikh Zayed Road. The proposed tower is envisioned as an iconic business destination, spanning over a million square feet of gross floor area. It will feature world-class amenities, including sky pools, premium business lounges, and a helipad designed to support future aerial shuttle operations.

The collaboration between Danube's creator and president, Rizwan Sajan, and Indian film industry legend Shah Rukh Khan was cited as a successful example of both a shared objective and success.
Khan described the event as a ‘humbling and touching experience’ at the ceremony, emphasizing that Dubai is a country that not only dreams but also creates possibilities.
Speaking about the quick response from the market to the tower, Sajan said it was an indication of the strong confidence in Dubai's office real estate market.
The project, expected to finish in 2029, will significantly increase the emirate's current premium office space. Analysts say the rapid approval of the project is a signal of Shah Rukh Khan's strong global brand and the city being a preferred spot for high-end real estate investment.
According to SHAHRUKHZ, the whole plan of using the celebrity as a brand and offering high-quality office space is the right step. UAE's commercial property market will then be an A-list one.
